Most international buyers in the Republic of Cyprus end up choosing between three coastal districts: Paphos in the west, Limassol on the south coast and Larnaca in the south-east. They sit within about ninety minutes' drive of each other, yet they feel like different countries — a resort-and-retirement heartland, a corporate hub, and a fast-changing airport city.

The latest Central Bank of Cyprus data puts Paphos ahead on price growth, but the right choice depends on what you want from the island. Here is how the three compare.

The market at a glance

The Central Bank of Cyprus residential property price index rose 5% year on year in Q3 2025, with apartments (up 6.4%) outpacing houses (up 2.6%). All three coastal districts beat the national average, while Nicosia slipped slightly.

Financing has also become cheaper: the central bank noted average housing loan rates of 3.03% in September 2025, down from 4.27% a year earlier, with new housing-loan volumes up 22% over the first nine months of the year.

Paphos: the international favourite

Paphos is the clear leader for foreign demand. Cyprus Mail reporting of Land Registry figures shows the district recorded 5,477 purchase applications from non-EU nationals over five years — more than any other district — with British buyers the largest group. It has its own international airport, a compact harbour town centre and a string of residential resort areas such as Coral Bay and Peyia along the coast.

The profile skews towards retirees, remote workers and holiday-home owners rather than corporate life, and the market reflects that: plenty of villas and low-rise apartments. It was also the fastest-growing district for prices in Q3 2025, at 8.9% year on year.

Limassol: the business capital

Limassol is the island's commercial engine — shipping, financial and technology firms cluster here, and the skyline, marina and restaurant scene are the most metropolitan in Cyprus. It is widely regarded as the most expensive district to buy in, and the central bank data shows house prices there rising faster (5.5%) than in any other district.

Choose Limassol if you are relocating for work, want year-round city life, or are buying with rental demand from professionals in mind. Expect to pay a premium for anything near the seafront.

Larnaca: value and connections

Larnaca hosts the island's main international airport, minutes from the town centre, which makes it the most convenient base for frequent travel. It has traditionally been cheaper than Limassol and is catching up fast: apartment prices rose 9.6% year on year in Q3 2025, second only to Paphos, and the seafront and port area is undergoing long-term regeneration.

Foreign demand is more Middle East-oriented than in Paphos — Cyprus Mail reports Lebanese nationals as the largest foreign buyer group in the district — but British and other European buyers are increasingly looking here for value.
